A Commercial Roof Is a Different Problem
The roofing itself is not that different. What is different is everything around it: the building has to keep operating, there is stock or equipment underneath that cannot get wet, there are staff and customers on site, and somebody has to justify the spend to a board, a committee or a landlord.
So a commercial job is mostly a planning job. We work out the sequence first - which sections come off in which order, where the crane or hiab sits, when the noisy work happens, how the building stays weathertight overnight - and then we do the roofing. Getting that right is what stops a re-roof from costing you more in disruption than it costs in invoices.
What We Do

The Things That Go Wrong on Commercial Roofs
Commercial roofs fail differently to houses, and almost always in the same few places:
- Internal and box gutters. A domestic gutter that overflows drips down a wall. An internal gutter that overflows empties into the building. They need to be sized for real rainfall intensity, kept clear, and given proper overflow provision.
- Plant penetrations. Every air conditioning unit, extract fan, cable tray and pipe added over the years is a hole through the roof, and they are very often added by someone who is not a roofer.
- Long low-pitch runs. Big commercial roofs are shallow, which means water moves slowly and any ponding or debris matters far more than it would on a house.
- Deferred maintenance. Nobody goes up on a commercial roof unless something is wrong, so the first anyone hears about it is a leak over the stock.
Access, Safety and Documentation
Commercial sites need paperwork as well as roofing. We plan and document the access and fall protection for every job, coordinate with your own site requirements and inductions, and work in with a main contractor's health and safety system where there is one. If your building has an asset management plan or your insurer wants a condition report, we will provide photographs and a written assessment rather than a one-line invoice.
Getting a Price
For anything of size we will come out, get on the roof, and put together a proper written proposal: scope, product specification, sequence, programme, access and cost, broken down so it can be presented to whoever signs it off. If the building can be done in stages across two budget years we will price it that way and tell you which sections are most urgent.

Can you re-roof our building while we keep trading?
Almost always, by staging it. We section the roof, close each section in before opening the next, and schedule the disruptive work for whenever suits your operation. Tell us what you cannot afford to interrupt and we will build the programme around it.
Do you work with property managers and body corporates?
Yes, regularly. We are used to proposals that need to go to a committee, to phased work across budget years, and to giving residents or tenants notice before noisy work starts.
Can you provide a roof condition report?
Yes. A written assessment with photographs, covering the roof, the flashings, the penetrations and the gutters, with what needs doing now and what can reasonably wait. Useful for asset planning, for insurance, and for a purchase decision on a building.
Do you handle internal and box gutters?
Yes, and it is worth flagging that these are the highest-risk part of most commercial roofs. An internal gutter that backs up discharges inside the building. We will look at sizing and overflow provision rather than just replacing what is there like for like.
