How much does a new roof cost in Tauranga?
It depends far more on the roof than on the house. The things that move the price are the pitch, how many valleys, hips and penetrations there are, whether scaffolding can go up easily, the condition of the timber underneath, and which roofing product you choose. A simple single-storey gable and a two-storey home with five valleys and a wraparound deck can differ by a factor of three for the same floor area. That is why we will not price a roof over the phone - come back to us with an address and we will get up there and give you a real number.
How long does a roof last in the Bay of Plenty?
A correctly specified longrun steel roof will generally give you thirty years or more inland, and less close to the sea unless it has been specified for it. That is the whole point of coastal grading: within a few hundred metres of breaking surf you want a different substrate and coating system to what is fine in Bethlehem. Asphalt shingles over a sarked deck typically carry a long manufacturer warranty. The single biggest thing that shortens any roof's life is a small leak nobody dealt with.
Do I need a building consent to re-roof my house?
Replacing a roof with a comparable product is usually exempt building work under Schedule 1 of the Building Act, but that is not universal - changing to a heavier or substantially different material, altering the structure, or work on a heritage building can all need consent. The safest answer is that it depends on your specific job and your council. We will tell you what we think applies to yours and, when there is any doubt, point you at Tauranga City Council or Western Bay of Plenty District Council to confirm before anything starts.
Can you replace a roof over winter?
Yes. Bay of Plenty winters are mild and we roof year round. What changes is how we programme the work: we strip less at a time, watch the forecast more closely, and make sure the house is closed in and watertight before we leave each day. Winter is often a better time to book than the pre-Christmas rush.
Should I repair my roof or replace it?
If the roof itself is sound and the problem is a flashing, a few fixings or one damaged area, repair it. Repairs are far cheaper and a good roof should not be thrown away because of one bad detail. Replace it when the coating has failed across the whole roof, when the fixings are letting go in more than one place, or when you are spending money on it every year. We will give you our honest read either way, including when the answer is that you do not need us yet.
